Cabins for large groups in the Smokies

Big lodges are scarce and book early. Here is how to choose one that actually works for your group.

For groups of 12 or more, Sevierville and Pigeon Forge have the deepest supply of large lodges. Sevierville's average nightly rate of about $417 is the highest in the area because the rentals are larger, which often makes it the cheapest per person.

Get the sleeping layout right

  • Count real beds, not the "sleeps" number. Sofa beds and bunk rooms inflate it.
  • Count bathrooms per bedroom. Fewer than one per two bedrooms gets painful on busy mornings.
  • Look for two living areas so adults and kids can spread out.

Split the cost fairly

Divide the full total, including cleaning, service and any pool-heating fees, by the number of adults. Then compare against two smaller cabins. One big lodge usually wins when the group wants shared meals and evenings.

Search lodges by group size

Set guests to your headcount to see only lodges that fit.

Rules that catch groups out

  • Occupancy caps are enforced, often including day guests.
  • Events and weddings usually need written approval and may cost extra.
  • Minimum ages for the person booking are common.
  • Parking is often limited to a set number of cars. Confirm before your group drives in separately.

When to book

Book large lodges at least 60 to 90 days ahead for fall and the holidays, and earlier if your dates are fixed.
