Gatlinburg cabins: where to look and what to pay

Gatlinburg cabins put you minutes from the national park and a walk or short drive from downtown. The catch is the roads.

Gatlinburg is the base most first-time Smokies visitors picture: a ridge-top cabin with a hot tub, a view of layered blue mountains and a ten-minute drive into a walkable downtown. Average cabin rates run about $385 a night, and the typical stay is just under four nights.

The main cabin areas

Close to downtown

Cabins and chalets on the hills directly above downtown let you walk or take a very short drive to restaurants. They are popular with couples and sell out first on holiday weekends. Expect smaller lots and close neighbors.

The Ober Mountain and Ski Mountain side

The chalet neighborhoods up toward Ober Mountain have some of the best long views in town and quick access back down to downtown. The roads are steep with tight switchbacks, so read our driveway guide if you are visiting in winter or driving a large vehicle.

Toward the Arts and Crafts Community

East of downtown, cabins near the Great Smoky Arts and Crafts Community tend to be quieter, often on more wooded lots, and give easy access to Cherokee Orchard Road trailheads.

What a Gatlinburg cabin costs by month

Average nightly prices for Gatlinburg cabins listed on Airbnb range from about $177 in February to about $262 in December.

MonthAvg / nightMonthAvg / night
January$194July$254
February$177August$206
March$205September$210
April$201October$230
May$201November$237
June$241December$262

These are averages across many listing sizes, so a four-bedroom view cabin will cost more. Use them for timing, not budgeting to the dollar.

When to book

Local rental managers suggest booking 60 to 90 days out for fall foliage and holiday weeks, six to eight weeks for summer, four to six weeks for spring and two to three weeks for winter.

Before you book any Gatlinburg cabin

  • Ask about the driveway. Is it paved, how steep is it and does the host recommend four-wheel drive in winter?
  • Check the total. Compare the price with cleaning and service fees included, not the nightly rate.
  • Look at the view photos carefully. A "mountain view" can mean a winter-only view through trees.
  • Measure the drive. Put the address in a map app and check the drive time to downtown and to the park entrance.
  • Read recent reviews. Hot tub maintenance and Wi-Fi are the most common complaints.
